West Chandler grew fast in the 1980s and 1990s, when the city’s population went from about 29,700 in 1980 to nearly 90,000 in 1990 and over 176,000 by 2000. The Price Corridor, along the Loop 101 and Price Road, became one of the Valley’s main employment areas, now home to a Northrop Grumman campus of 633,000 square feet and companies such as Yield Engineering Systems on Germann Road. That history shapes the HVAC needs on this side of town.
Homes from the 1980s and 1990s
- Third-generation equipment. A home built in 1988 may be on its third air conditioner. Ducts, line sets and electrical were often left in place through each swap and may be original.
- Original ductwork. Flex duct from that era sags, separates at joints and loses insulation. Duct testing often finds large leaks.
- Single-story ranches. Common in west Chandler and easier to cool evenly, but often with undersized returns.
Rental properties
West Chandler has many rentals serving people who work along the corridor. Landlords benefit from scheduled spring maintenance, written records, and filter delivery or tenant reminders. A neglected filter is behind a large share of summer no-cool calls in rentals.
Offices, flex space and light industrial
Most of the smaller office and flex buildings along the corridor use rooftop package units. Server rooms and labs add constant heat loads that need dedicated cooling. See our commercial HVAC page for service agreements and rooftop unit care.
Upgrades worth considering
- Duct testing and sealing (SRP lists a rebate of up to $400 for qualifying customers).
- Adding return air paths to closed bedrooms.
- Replacing an aging electrical disconnect and whip during the next system swap.
- A smart thermostat set for your utility’s time-of-use plan.
