Sun Groves Cooling Guide: When Your Builder System Hits 20

Sun Groves is a master-planned community of roughly 600 acres in southeast Chandler, near the San Tan Mountains, about 10 miles from downtown. Most homes went up in the 2000s from builders including Blandford, Standard Pacific, Richmond American, KB, Taylor Woodrow, Fulton and D.R. Horton, in both single-story and two-story plans. That timeline puts many of the original air conditioners at 15 to 20-plus years old today.

What we see in Sun Groves homes

  • Original builder-grade equipment. Builders installed efficient-for-the-time, single-stage systems. Many are still running, but parts are older and some use R-22 refrigerant, which is no longer produced.
  • Two-story temperature splits. Spanish-style two-story plans with one system and attic ducts often leave upstairs bedrooms several degrees warmer.
  • Attic air handlers. Upstairs units in hot attics need regular drain-line care to avoid ceiling leaks.
  • Multiple builders, multiple layouts. Neighbors’ homes can have very different duct designs, so a neighbor’s system size is not a reliable guide for yours.

Repair, upgrade or replace?

If your original system is still running, a spring tune-up and a refrigerant type check tell you where you stand. If it uses R-22 and develops a leak, replacement is usually the better spend. If you are replacing, consider a two-stage or variable-speed system or zoning to deal with the upstairs problem at the same time.

HOA considerations

Sun Groves has a homeowners association. Before changing the location, size or screening of an outdoor unit, check the community’s architectural guidelines and submit any required request. Like-for-like replacements in the same location are usually simpler; confirm with the HOA first.

Utility and rebates

Check your electric bill to see whether you are an SRP or APS customer before pricing equipment. SRP lists a duct test-and-repair rebate of up to $400 on its rebate page, which is worth a look if your upstairs rooms run hot.
